Tract 1: 38.14± Taxable Acres – SOLD FOR $12,500/ACRE
This tract contains 38.14 taxable acres of which 34.76 acres are in cropland. The tillable acres carry a weighted Productivity Index Rating of 137.2 and are comprised of Class A loams Osco and Ipava. This farm is easily accessed from Old Route 36 and is conveniently located at the North edge of Winchester. This is a great opportunity to own a small, productive tract of Scott County farmland. Estimated 2017 taxes: $1,028.88. Note: USDA indicates 36.83 tillable acres, however that number includes a 2.07 acre waterway. As stated above, 34.76 acres are currently being farmed.

Auction Format: Tracts 1 and 2 will be offered separately. Then, an approximate minimum advance of $50 per acre will be applied before bidding begins on Tracts 1 and 2 as one unit. Sale Terms:
Upon conclusion of auction, Sellers and Buyer(s) shall enter into a Purchase Agreement, with the Buyer(s) to pay ten percent (10%) of the purchase price as down payment. Balance due and payable on or before March 16, 2018. Possession will be given at closing. The property is free of any tenant’s rights for 2018. Seller will convey by Trustees’ Deed, and will furnish title insurance in amount of the purchase price. Sellers will pay the 2017 real estate taxes payable in 2018 by giving Buyer(s) a credit against the purchase price or by tax escrow. Buyers will pay the 2018 real estate taxes and all years thereafter. Procurement of financing shall be the sole responsibility of the Buyer(s) and must be obtained prior to the auction.
